1 Introduction of the Project

1.1 Civil Works

A new equipment plant, about 750m², will be extended in the north of the present equipment plant. At the same time the smooth transportation of the goods passing in and out of the end product workshop should be guaranteed. The roof of the equipment plant will be used for the placement of the cooling water-tower, water tank, etc.

Other civil works relating to the project.

1.2 Internal Decoration

The present pre-reserved 3,000m² area will be changed into production plant with the same decoration standard with the present production plant.

The decoration standard of the new equipment plant is the same as the present equipment plant.

1.3 HVAC System

The temperature requirement for the production plant is from 18℃ to 28℃, and the humidity requirement is from 35% to 65%. The contractor should design the configuration of the air-conditioning system based on these requirements and the general standard criterion to meet the ownerrsquo;s requirements.

The temperature requirement for the machine room and power distribution room is below 30℃.

The newly added technological wind-exhausting amount is about 700m³/hr.

1.4 Mechanical and Electrical Installation

Refrigeration equipment and affiliated equipment will be installed according to the requirements.

Air-conditioner and affiliated equipment will be installed according to the requirements.

Heat-transforming station of technological cooling water will be installed according to the requirements. The amount of technological cooling water being added 5,300KW.

Installing pipes from the present air-compression system to the pre-reserved area and the places where the compressed air is needed.

1.6 Fire System

The design of the fire prevention system should meet the requirements of the related national regulations and FM.

The control of the present fire prevention system and the fire prevention system of the pre-reserved area should be integrated into a centralized controlling system.

1.7 Electrical System

The transforming station will be enlarged with 8,000KVA.

Power distribution will be added for the power facilities.

2 General Introduction of the Management Company

2.1 General Introduction of the Company

Genway Workshop Industry Development Co. Ltd, the registration fund is 300 million Yuan(RMB), total property is nearly 1300 million Yuan(RMB). The main business of the company includes: The development of workshop relative facilities; General contract project management of workshop; Workshop project consultant serves; Workshop industry management.

2.2 Service Tenet

2.3 Service Provided

(1) At the project decision-making stage, our company participates in making the project scale and scope, and provides project planning and feasibility study and prepares feasibility study report.

(2) Assisting to finish project based design.

(3) Assisting the employer to enter into the contract with general contracting company, surveying company, designer, and supplier and supervising company of the construction project, and supervising the execution of the contract at the request of the employer.

(4) At the execution stage of the project, our company provides the following services as project cost consulting, tender deputizing, design management, procurement management, construction management and checking and accepting of completion, etc. Carrying out the management and controlling of the quality, safety, progress, cost, contract and information of the construction project on behalf of the employer.

(5) Arranging the checking and accepting of the project including the planning, civil works of air defense, environment protection system and fire prevention system, etc.

3 Project management plan

3.1 Project management organization structure

The project management team will carry out the management of the extended project in pre-reserved area of AMD technologies (China) Co. Ltd. on solely behalf of the company. We will carry out the employerrsquo;s directives and instructions with our manager being responsible for the project implementatio

1项目介绍

1.1土木工程

2.3提供的服务

（1）在项目决策阶段，公司参与制定项目规模和范围，提供项目规划和可行性研究报告，编制可行性研究报告。

（2）协助完成项目设计。

（3）协助发包人与承包公司、勘察公司、设计单位、供应商、监理公司签订施工合同，并按发包人的要求监督合同的执行。

（4）在项目执行阶段，我公司提供的主要服务为工程造价咨询、招标代理、设计管理、采购管理、施工管理和验收完成等。进行质量、安全、过程、成本、代表业主的建设工程合同和信息的管理和控制。

3项目管理计划

3.1项目管理组织结构

3.3工程造价管理

（1）工程造价的控制将严格按照《工程造价管理程序》执行。

（2）设计阶段是成本控制最重要、最有效的阶段，包括成本估算、设计方案的审查与实施、设计标准的控制等。

（3）在投标阶段，尽量选择投标报价较低、业绩优秀、信誉良好的投标者，按合同要求和施工图要求控制造价。

（4）在施工阶段，严格按照“工程变更控制程序”控制工程变更。

（5）物料的选择应根据总成本的要求，来控制每种物料的选择。

（6）在竣工决算阶段，根据项目类别按统一的成本分解规则，列出所有的成本变化，分析项目成本控制，总结经验，保存文件为未来项目的成本计划作基础。

（2）分包商的评估和选择

1）根据以下责任分配，管理分包商和供应商：

项目管理团队将协助业主选择和评估项目的规划与设计分包商，该项目的地质勘探工作，并负责分包商的协调：项目监理、土建、安装、铝合金门窗、幕墙、消防、市政工程、园林绿化、高低压配电、IT系统、装饰装修、设备安装等。

1. 我们将以书面的形式提供分包商和供应商的资质要求，并根据规定的要求确认潜在分包商的资质。

（3）分包商的管理和沟通

1）项目管理团队将按照《施工质量管理》、《工程总监理计划》、《材料设备质量控制》和《招标投标项目成本控制》等规定管理分包商。管理方法包括：质量监督、工作进度、安全文明施工、定期沟通会议。

2）对于现场发现的问题，我们将要求分包商通过书面形式的工作关系表来改善。

3.5项目设计管理

项目设计管理的主要内容：

项目管理团队将按照以下方法管理整个项目的设计过程：

1）制定书面的监测计划，明确整个设计过程的控制要求；

2）参与设计评价，提出评价思路；

3）根据监测计划监督和检查整个设计过程；

4）评估和接受最终设计文件；

5）设计变更的检查与控制。

3.6施工质量管理

我们将负责编制“施工质量监督计划”，明确整个施工过程的重要质量控制点，明确质量控制责任和方法。根据《建筑工程质量监督计划》的要求，对整个施工过程中的控制点进行监督，并以书面形式进行记录。

3.7材料和设备的质量控制

（1）有关物料及设备将被划分为A供应和B供应。

3.8现场安全管理

3.9验收管理

4难点分析与对策

（1）工地工作面小，安全文明施工管理困难。
